  • Real estate brokerage services for sellers and purchasers of both investment and owner occupant property
  • Selecting suitable properties for investors
    • Majority of our investments are single-family detached residential properties in the $350k-$500k price range, small apartment complexes, and some carefully screened commercial and office projects
    • Properties are located in areas where the supply is fixed and demand is increasing.  If the structure can be duplicated we are not interested
  • Analysis of properties for investment capabilities
    • Structured for economic feasibility, not tax shelter. 
    • Based on four aspects of yield:  cash flow, principal reduction, tax savings, and appreciation in value
    • Return is based on the after tax maximization of all aspects of yield
  • Structuring property ownership either as an individual or joint venture
    • Joint venture allows for the investor to diversify by investing in several properties with ownership positions of 10% to 45% and to take tax bites in smaller lumps on re-sale
    • Joint ownership also allows the smaller investor to get started with a lesser cash commitment
  • Preparing investment presentation
    • Purchase price based on independent appraisal/fair market value
    • Negotiation with the seller occurs prior to presentation - the purchaser is not permitted to negotiate.  However, today's purchaser is tomorrow's seller, so transactions must be fair to all parties
  • Arranging Financing
    • First trusts provided by portfolio lender or Realty Investments Mortgage Company (RIMC)
    • Second trusts provided by RIMC or seller
    • Loan-to-value (LTV) ratios up to 95% allow investors to take maximum advantage of the benefits of leverage and to invest with small down payments
  •  Providing Property Management
    • Finding and screening tenants
    • Arranging maintenance at below market cost (due in part to our sister company RPI)
    • Collecting rents
    • Paying all bills including mortgages, assessments, and taxes
    • Quarterly and Annual statements for investors
    • Comprehensive tax analysis and partnership returns, in the event of joint ownership, each year
  • Performing periodic investments reviews
    • Recommending proper timing of resale, refinance, or other investment decisions
  • Providing other properties for reinvestment after re-sale
    • The goal of the program is to build a portfolio of properties for our clients
    • Sales and purchases do not generally necessitate paint, fix-up, vacancy, re-rental, etc.  The tenant is an asset that remains with the property
  • Eliminating scapegoats
    • We want our properties and our investors to remain with us, therefore we take responsibility for our investments from purchase, to resale, to reinvestment.   
  • Real Estate Consultation and Counseling
    • What is real estate?  Don't worry we deal with new investors everyday.
    • Should I perform a 1031 Exchange?  Experienced investors welcome too.
